What is the commission split?
Springer Realty Group pays 100% commission. We offer two plans: $0/mnth and $595/closed transaction or $295/mnth and $0/closed transaction.  There are differences for commercial and rental listings/sales.  Ask for details.

Do you take on new agents?
Yes, we will accept new agents. New agents are required to work with a mentor for their first three transactions. The agent will receive an 80/20% commission split.   After the first 3 transactions are completed, the agent will be paid based on the normal 100% commission plan.

How do teams work?
If the leader of the team comes on to the $0/mnth and $595/transaction plan, there are no additional charges for any team members. If the leader of the team comes on to the $295/mnth and $0/transaction plan, each additional licensed team member would pay $50/mnth.

Can an agent switch between the plans?
Yes, two opportunities to change per year; on January 1st and July 1st with 60 days notice from agent.

What other cost does the office charge the agent?
The only other cost is for errors and omission insurance. The cost is $275/year. Half is charged out on January 1st and half on July 1st of each year. When an agent starts, the charge will be pro-rated from when the agent starts.

Does the office provide signs, business cards or other marketing materials?
No. All supplies and marketing materials are the responsibility of the agent. We do have a few vendors that are setup with our design for signs and business cards, but agents can use any vendor they would like to use. The only requirements are that our company logo is on the material, as well as the office phone number. Also, on signs, the background color is to be black to keep our signs uniform.

Does the office provide training?
Yes. We offer our agents a few different options for sales training.  In addition, there is one on one training to go over paperwork and the whole sales process.  Also, at times, new training materials or marketing ideas will be uploaded to the Springer Realty Group website for agents to access. For new agents, there is a mentor for the first three transactions to walk the agent through the entire process. With Springer Realty Group paying out 100% commission with low monthly office fees and transaction fees, we are also giving the agents the opportunity to spend their money the way that they want to by going to seminars and training programs that are suitable and beneficial to the agent.  The broker is always available though for support and any help/questions that arise.

Does the agent ever have to come into the office in Morgantown?
No. There is shared office space in the Morgantown office for anyone that wishes to use it, but an agent can work 100% from their home office if they prefer. There is a wireless network at the office and wireless printer. Agents would just need to bring their laptop to work at the office. All paperwork will be scanned and uploaded by agents to Paperless Pipeline, an online transaction management platform. Agents will be able to access this paperwork 24 hours a day at any computer that has internet access.


Does the office charge buyers and sellers a broker fee?
There is a $95 broker fee charged to buyers and a $195 broker fee charged to sellers.

How are buyer's deposit checks handled for an agent's listings?
The deposit checks must be either dropped off at the office or mailed to the office. Two weeks prior to settlement, the agent must fax or email a form to the office for release of the deposit monies held in escrow. The deposit money check will then be either made available for pickup at the office or mailed to the agent.

What forms programs does the office use?
The office uses ZipForms Online. This is an online version that you can access on any computer with internet access. The cost for this program is paid for by the office.

Do agents get their own website?
Agents get an agent page on the Springer Realty Group website. Agents can have their personal domain forward to the agent page on the office website if they do not have a separate website. Agents may also have their own personal website through the same vendor we use for only $10/mnth.

Is floor time required?
No.

Are leads supplied?
We do offer a call capture lead generation system free of charge to the agents, outside of the cost for purchasing sign riders if any agent would like to use them. This is a great tool to generate leads. Any leads that come in from the office website for an agent's listing, will be forwarded on to that agent. Any other leads that come in to the office will be distributed based on agents that wish to receive leads.

Do agents have to belong to a Local Realtor Association?
Agents either have to belong to an association that Springer Realty Group belongs to or pay a non-member fee. Currently Springer Realty Group is signed up with Suburban West Realtor Association as the primary association. Suburban West requires an agent to belong to an association or they are charged for being a non-member with Suburban West. The fee for being a non-member is not much less than the fee for being a full member. This is the association that Springer Realty Group would like all agents to belong to, but if an agent feels strongly about staying with their current association, we will consider joining that association as a secondary member.
